Should I List My Crested Butte Home During Ski Season or Summer?

Timing the market in a mountain resort town isn't like selling in Denver or Colorado Springs. In Crested Butte, we have two distinct peak seasons, and the answer to when you should list depends entirely on what you're selling and who's buying it.

Ski Season: January Through March

If you're selling a ski-in/ski-out property or anything in Mt. Crested Butte, winter is your sweet spot. Buyers are here, they're experiencing the lifestyle firsthand, and they're emotionally invested. They've just spent the day on the mountain, they're soaking in a hot tub with views, and suddenly owning a piece of this becomes irresistible.

"We've seen buyers make offers the same weekend they visited during Presidents' Day week," says Dave Ebner of Signature Properties, who has sold over 876 homes in the Gunnison Valley. "When someone's living the dream for a few days, they want to buy into it."

The challenge? Showing a snow-buried property can be tough. Make sure driveways and walkways are immaculate, and consider professional photography from the previous summer to show what's under all that snow.

Summer: June Through September

For town properties in historic Crested Butte or Gunnison, summer is often the better play. Mountain bikers, hikers, and festival-goers flood the valley. The wildflowers are out, and you can showcase outdoor spaces that are buried under six feet of snow in January.

Properties with big decks, gardens, or creek access absolutely shine in summer. Your home shows in its best light—literally. Natural lighting, open windows, and the ability to walk the property without snowshoes makes a huge difference in how buyers experience the space.

The Reality: Both Seasons Work
